My wife and I have been paying off our collection accounts for the past 2 months. We are trying to purchase our first home.  A realtor advised us to get our collection accounts to a zero balance. We recently checked our credit too see  if there was any progress. And my wife score dropped. She figured it was because of her 50,000 student loan that have 30, 60, and 90 latest. She contacted Direct Loan and they honored a deferment to start form the first day of being late. Will the action help her in any way. Or at least move up her score

 

After reading all of the helpful information on this site, i decided to sign myself and my wife up for Score Watch. My report seems to be reporting everything correctly, but hers is only reporting that a credit history of 3 years. The accounts listed are all recent. While this is creating a high score for her, we are afriad that because this information is not complete, her score may drop suddennly and prevent us from finding any negative items that we may have been able to fix. We were married June of last year, and we pulled the report using her current married name. Any thoughts?

 

 I lost a home about 8-10 months ago. It was a construction loan no money down and just paid the interest on the property. I ended up loosing the property cause I could not refinance when I finished all the work. My question is wouldn’t this show up in my credit report? (cause nothing is there)

 

 The reason I’m asking is I just got married and we are trying to buy a home I talked to a lender and they shot me down right off the bat so I checked my credit it wasn’t the best but there was no foreclosure listed plus my wife has amazing credit she doesn’t make a hole lot a year but I do…..Are we hopeless?

 

On July 26, 2006 a tax lien was filed with the county court on a real estate property that my wife and her now ex-husband owned.

 

They were going thru divorce and so my wife transfered ownership to her ex on June 28, 2005 (this is not reported in the divorce papers but I have the transfer of ownership letter my wife wrote).  Her ex then sold the property on June 29, 2005.

 

The town claims that the 2006 taxes billed and filed as a lien were my wife and her exe’s responsiblility and therefore the lien is accurately placed against them and not the new owners (who acutally were the ones that paid the taxes in full and owned the proerty in 2006).

 

We have spoken with several people at the town office and they don’t understand that even though the tax lien has been paid in full it still is being reported to the credit bereaus and negatively effecting my wife’s credit scores.  Not to mention that it should never have been placed against my wife.

 

Back on July 21, 2007 her ex-husband received a letter (which we have a copy of) stating that the 2006 taxes have been paid in full and that “A discharge for the 2006 tax lien will be filed.”  Now, ‘discharge’ does not mean ‘vacate’, correct?  So having the town ‘discharge’ the tax lien isn’t enough to get it removed from her credit files, right?  I just emailed the lady we’ve spoken with multiple times at the town office again.  This needs to come off and they aren’t budging!  The ONLY way to have this removed from her credit report is to have it vacated by the town, correct?

 

Obviously have screwed up, 5-6 years ago had a TON of lates(30, 60, 90, 120)… then slipped up again about a year ago, my wife took over the bills and 2 of our 11 CC’s didn’t get paid (I signed up for paperless)and 1 went 30 days late and another went 60 before we caught it.. Another part is our sky high utilization, was at 82% on our most recent pull it was 68%… but I am frustrated that my SW hasn’t budged from 591 in almost 4 months despite everything aging a bit and paying down utlization by about 1.7% a month… not expecting a huge jump, but would be nice to see even a 1 point jump..  And it makes it a bit even more frustrating since my TU has rebounded nicely to 658 when they were both mid 500′s in Aug 2010…

Paid down my last OL account ($4500CL) from $4540 to $3500

 

And paid my other balances down by about $500 (equals about 1.5% utlization)

 

This month my utlization has went from about 66% to close to 60% if I figured it out right….

 

In April of 2006 I received a notice that I owed taxes for the state of Kansas in the amount of $11,516. This was a little surprising because I am active duty military and while I did spend 8 years in Kansas, my state of legal residence was Idaho and therefore I did not pay KS taxes. I went round and round with the state over this and finally figured out that I owed approximately $400 for taxes from my wife’s employment in the state. I agreed with those charges and paid them in full. However, apparently at the same time I received the notice, the state filed a petition and filed a tax lien. So now, even though it was paid in full for $400 my credit report shows a tax lien in the amount of $11,516. So do I have any recourse to get this removed? I no longer live in Kansas (moved in 2004) and I’m deploying to Afghanistan in a few months so I would not have time to go to court in Kansas. Worst case is I have to wait two years until April 2013 to get this removed I guess.

So my wife and I have been paying off all of our collection accounts. We are down from 11 to 2 now. Both are with lawyers offices and are around $2500.00; however, neither has had an actual suit filed. I’m a little hesitant at this point as to what my move should be. Should I send the DV to the CA? Or, are we past that point now? I don’t want to irritate the situation and have them file a lawsuit or refuse to work with us on a payment plan. But, I do want to get a payment plan started and get these taken care of. Should I just call the lawyers’ offices and talk to them? What should I do here?

 

I am getting no where with this account that I have been disputing with the CRA and they keep telling me it’s valid. I used to leave in a apartment for three months, until my parents gave me this property that I have been living at for the last 5 years. When I rented it, it was a month to month agreement. I rented it from a guy and I paid him the first month’s rent–no problem. The second month he leaves his wife and she moves in downstairs and raises my rent, and strips the two car garage from me! He never lived at the property, so the tenants in the first floor got evicted, so she could have the space. So I didn’t pay her the two months before I left, and moved out before she could take me to court. So I had my gas turned on there in my name. I left and she refused to let the gas company in for months, until she lost the house due to foreclosure. Her daughter or son, couldn’t tell who was who, used my gas for 5 months! I call the CA a few times and they give me a hard time saying that I should of let them into the premises when I no longer had a key! Do I file for fraud? Take her to court? I don’t even know her name. Some of the $1,317 balance is mine though. What should I do???? Filing it as fraud requires a police report. If I take her to court, I am afraid that she will counter sue for the $2000 in rent. Can she do that since it’s been 5 years? I signed the lease with her ex-husband not her. Please help.

 

Need to make good on this to buy a home. I just had four accounts removed this week off my report. Nice, I can’t wait to see the boost in my scores, since they where all recent.

 

 

 

So long story short, my wife’s exhusband destroyed her credit and we have spent the last 7 years repairing it. All the baddies were gone and we had 7 established tradelines (5 CCs, 2 car loans) with perfect payment histories. We had gotten her up to 670 (utilization was a little higher than we wanted but we were planning on paying it off in March) and then the bomb hit.

 

The mortgage that she has with her ex-husband went 30 days past due in January. So before you start, I know that she should have forced him into a refinance, that it should have been laid out in the divorce degree…blah…blah..blah…but it wasn’t. Not smart on her part but nothing we can do about it now other than to try to go back to court.

 

Anyway, we called the bank and I offered to the pay the thing (which makes my blood boil) if they will take it off of her credit. They were very sympathetic and said that if we paid it then we could dispute it and “go from there”. That doesn’t fill me with a lot of confidence and if I’m going to layout $1800 to this lowlife then I at least want to get the gain of having her credit back. Plus, whose to say that we won’t be right back here next month.

 

Any advice? Has anyone gone through anything similar? Â
