I recently completed a short sale in AZ and was current on my home equity at the time of short sale. I never missed a payment. I pulled my credit report and it stated that my account was listed as Account paid for less than full balance, Charged off account. Now in my shortsale letters it stated that they will not pursue future collections and that the debt was forgiven. Now my credit report shows that the first delinquency on the account was 11/2010. This is impossible as I never missed a payment all payments were accepted and I even have confirmation from Wells Fargo that I was current at the time of sale. The credit report also shows a $0 balance on the loan. So what I am trying to see is if there is a way to remove the charge off from my credit report as there is no balance and the debt has been forgiven by Wells Fargo as stated in the letter. Additionally they have reported a delinquent date that does not exist. Any info is appreciated. thanks.
My Transunion Score is 701 and Equifax 679 as of today (they were higher until a goof by wells fargo last week that has since been resolved, but not yet reported)

Anyways I have:
Â
A mortgage with $151K balance – never missed a payment
Amex – paid off every month
A few utility/cable bills – never missed a payment
Â
I have applied for a few cards in the past few months but been denied, I think they were Chase Cards, I guess because I dont have enough or high enough credit.
Â
I want to build my score and do it fast. It has been stagnant around 700 for about a year. Any advice or help would be appreciated.
Â
Any advice or thoughts on what I can do? Is the Amex helping or hurting me? Thanks.
Why did my credit score drop?
Â
In the history, my student loans shows that the “account transferred or sold, closed or paid account/zero balanceâ€
Â
I’ve never missed any payments and have always paid on time.Â
Â
How is this possible for me to have a drop in my credit, from 753 now to 744 for doing what I’m suppose to do?Â
Â
How do I fix this?

In November I moved in with my g/f and put in a change of address with the post office. Everything seemed fine until recently when I found out that my Old Navy account has a 30 day late payment on all 3 credit bureaus during this particular time frame. I’ve never missed a payment in my life so I really want to get this fixed. I did a dispute with equifax (didn’t do the other yet) and they responded in 30 days stating that Old Navy showed proof of the legit late payment and is not making the change.
Â
My question is, what is the best way to go about approaching this? Should I send a letter to Old Navy or the 3 credit agencies? Do I even have anything to go on? I know that most creditors will say that receiving a statement in the mail is a curtesy and that I should have known that I had to pay the bill regardless if I got the statement or not. But IMO that is a bunch of crap.
Â
Anyway, I appreciate any help you all can give me!
