I am a recent college graduate. My degree is in business administration with a management concentration. I currently live in michigan, but i am from alabama. I am working as a mortgage broker, so i have a finance background, but i can work in any industry in which a company would be willing to assist in the relocation process. i would really like to be working and living in or around miami. only serious responses please.

A few years ago my stupid husband got a bad refinance loan – really bad, I don’t even want to admit the interest rate. He got in over his head with our credit cards, didn’t tell me, and looked for a way to get it together and picked the mortgage to cash out. I was a young wife who went along with it and signed the papers at closing, very pissed off. So I woke up and took over the finances and now our credit is great and I want to get rid of this horrid subprime loan. It pisses me off every time I pay the mortgage.
So…I began this process last year was lied to about locking in the rate after I paid $ 400 to lock it and so I abruptly stopped the refinance. This was a company I found through Lending Tree. So I want to do this with a decent company, preferably a mortgage company not some middle man mortgage broker. Does anyone have a recommendation? I just don’t know how to research to find a good one.
My husband and I bought a house and we take posession before the deal on our house closes. There is a week inbetween and we were told we needed interm financing or a bridge mortgage to make up the different between the sale of our house and the posession of our new house. The mortage company made a huge mistake and didn’t calculate our bridge financing into our mortgage and because it was left to the last minute, we had to literally put together $ 17,000 in a matter of 4 hours or we risked loosing our new house and the $ 25,000 deposit we put on it. Because we didn’t have the money (who DOES after just buying a $ 461,000 house?) we had to borrow from our line of creit and even had to ask my mom for money. Now we are $ 17,000 in the hole. My question is how much does it cost to re-finance a mortage and what is the penalty for that? Is there any way we can take that $ 17,000 out of our mortgage so we can pay everyone back?
Also, we are Canadian, not American.

I’m looking for a bank or mortgage broker to finance my first home. I don’t have much to put down, but was told that some banks would provide 100% financing. (I know it’s better to put something down). I have good credit, 0 debt except for a student loan. Who are the better companies to deal with in this area.

My mortgage broker was going over my finances, and noticed that I pay nearly 900 per year in car insurance. She referred me to an agent who was able to get me the same policy (actually, slightly better) for $ 375!
The problem is, the insurance agent is a long-time family friend. Part of me feels irritated that I’ve been paying so much, and part of me feels nervous to have the conversation where I have to change policies. However, the rate difference is so high that I really can’t afford not to switch.
Any suggestions on how I should handle this?
My mortgage broker was trying to find a finance company for me.
My credit had 4 hard hits from one company and 2 from another
in about 26 days. All of these hit dropped my credit score drasticly.
I know the lower your credit score, the higher the interest rate and
at the same time, the broker can raise there fees(points).I”m not
saying that something illegal happened, but I would like to know
if this is common practice or shady practice.
It is crazy to even think that is the case.If you have bad credit and you had a good job the mortgage companies knew what the price range was for those wages.Some people use that program as an opportunity to make a lot of money and to hell with what happens next.The people who bought that Cadillac house with that pinto money also should have known better.There is no way in hell that mortgage broker couldn’t tell that they were sailing a person more house than they could afford.It is their job to know that and they did.The crooks saw a chance make lots of money and blame the government for what was to happens next.They knew what was coming and they are down in the Caribbean drinking and laughing their asses off as those loan blow up in the faces of those so called dummies that bought them.There is no way in hell that the government wanted mortgage companies to finance more house than a person could afford.I see on the news where a couple looked at their paper work and saw where someone had changed information so that it would look more pleasing to a lender.While there is almost too much blame to go around,the mortgage broker is the biggest crook in this situation.I know that all mortgage brokers are not crooks but those that are bad need their butts kicked and then to jail with them.Just think ,if these people were sold a home that matched their income we may not be in this mess.It was so many $ 200,000.00 + houses on the market it was just too hard to pass up a chance to drive the American economy into the ground and get richer doing it.A few people got richer and they won’t be going to jail for it. ONLY IN AMERICA ? We have been ENRONED!
