And I just wanted to do a quick description to help you differentiate what is a commercial deal and what is a residential deal when it comes to buying property or land. Essentially, the first thing that’s the easiest way to differentiate it is, how is it zoned? Is it zoned commercial? There’s some places in Vancouver where you’ve got residential up above and then a commercial corner store or hair salon, [laughter] cash mart or whatever downstairs. So, you’re buying essentially a commercial and residential property. But because it is on zoned commercial land, it is a commercial deal. Even if you’re just buying the place up top. OK. So, that’s important to know. Check the zoning. Doesn’t matter if you’re living in it. Oh, another problem is different old commercial buildings down town. So, they used to be commercial warehouses that have now been converted into lofts. It’s still zoned commercial. And these are huge headaches for people in Vancouver right now, wanting to buy them. They’re zoned commercial, we gotta do commercial lending on it. So, sometimes there’s some Grey area there, but it can make things complicated. So, it’s something to be aware of when you are looking for a home. The other way to differentiate is, how many suites is it? Texas flood insurance and earthquake coverage are two perils for which there is no coverage.

You can get coverage for earthquake and flood damage in a separate policy or as an endorsement to your homeowners insurance Texas coverage.

Replacement Cost or Actual Cash Value

Your Texas home policy does not provide coverage for all potential catastrophes that could damage or destroy your home. Earthquake and

You do have coverage for losses related to fire, smoke, lightning, wind storms, hail, explosions, vandalism and theft.

There are different ways to insure your home. Generally you insure both the structure and your personal property. Let’s take the structure first.

There are two types of coverage: replacement cost and actual cash value.

Replacement cost coverage is highly recommended for all Texas homeowners. Under replacement cost coverage, the insurance will cover the cost of replacing the part of the structure that is damaged, up to a maximum dollar amount.

Under actual cash value coverage will cover the cost of replacing the damaged structure minus the depreciation. If you have an older home, this maybe the coverage you want. Unless your policy specifically says it provides replacement cost coverage, the coverage is for actual cash value.

So how much insurance should you have?

Basically, unless you want to pay some of the costs yourself, you should insure your home for what it would cost to rebuild it if your residence were destroyed.

How do you find this out?

Your insurance agent can provide you with this information. If you don’t have an insurance agent and you should, you can contact your local builders association. In the home construction world, building costs are calculated on a square foot basis. As such, to determine the cost to rebuild your home, take the square footage of your house and multiply by the average per square foot building rate in your area.

Your possessions are also insured on a replacement cost or actual cash value basis. Again, unless specified otherwise, the coverage in your policy is actual cash value.

Home insurance policies also have limits on coverage for such items as jewelry, fine art and computer equipment. Read your policy and see what these limits are. For example, the standard policy will provide a maximum of ,000 coverage for your jewelry if it is lost or stolen. If you have lots of jewelry, fine art or computer equipment, you should consider purchasing a special personal property endorsements or floaters that provides the coverage you need.

Speaking of needs, you need to take a written and a visual (still pictures or video) inventories of everything you own in your home and in other buildings on the property.

Include all furniture – Indoor and outdoor, appliances, stereos, computers and other electronic equipment, hobby materials and recreational equipment, china, silverware, kitchen equipment, linens, jewelry and clothing. For the major items (computers, televisions, stereo systems, etc.).
Write down the serial number, make or model number, purchase price, present value and date of purchase of each item.
If you have the receipts for the items, attach them to the inventory.
Make at least two copies of the inventory and store one of those copies offsite a safe deposit box is a good place.
Store the pictures or video of the inventory offsite as well.

Now that you know the basics of a homeowner’s insurance policy, here are 10 ways you can pay less. In many cases, you can get the same level of coverage for fewer dollars.

You’ve seen the real estate ads in the classifieds section of the newspaper: “Owner Financing Available” or “Owner Will Carry”. An owner financed real estate transaction enables the buyer of the property to make payments directly to the seller.

This allows the buyer to purchase the real estate without having to apply for a mortgage from a bank or financial institution. The seller also has the option of selling the loan to an investor for cash.

Of course, there are lots of variables that work into a price offer including type of property, location, age of house, equity, is the buyer making the monthly payments, etc. These are just some of the things an investor likes to see. Investors buy all sorts of real estate notes and deeds of trust. Every house is different, every loan is different and every deal is different. Use the above list to make the loan more attractive to an investor.

ADVANTAGES OF OWNER FINANCING THE SALE

Sell Your Property For Your Desired Asking Price
A buyer may be perfectly happy to pay market value (and maybe more) for a house that requires a smaller down payment and that a bank won\’t help them finance.

Charge a Higher Interest Rate Than a Bank Would Give
By charging a higher interest rate than a bank (say 7.5 – 8.5%) you are, in effect, increasing the overall sales price of the property, and making the note more attractive for an investor.

Faster Sell
You can sell a home with owner financing a lot quicker than with bank financing and there can be tax advantages in spreading the buyer’s payments out over time (talk with an accountant about that).

Great Monthly Cash Flow Investment
Many owners simply like the idea that they can receive a monthly income and a high interest rate from a property even after they have sold it – and no longer have to worry about repairing leaky roofs or replacing dead water heaters.

Sell The Note To An Investor
A seller who owner financed the deal also has the option of selling that note to an investor for cash either right after closing or after waiting a number of months or years (give me a call or email and I can get you more information about selling your note).

Cash At Sale = Small Down Payment
Seller receives only a small or even no down payment.

Buyer Won’t Pay

Due-On-Sale Clause
If I owner finance my house won’t I activate the Due-On-Sale Clause in my mortgage and if I’m only getting a small down payment and monthly installments how will I pay the bank loan back?

The Due-on-Sale Clause is a provision in a mortgage or deed of trust that allows the lender to demand immediate payment of the balance of the mortgage if the mortgage holder sells the home. It is probably the most talked about, feared and misunderstood topic in real estate.

You can also do a simultaneous closing, where a few days after the close of the house with the buyer you receive a check for the note from an investor.

If you’re going to owner finance your home and you know you want to sell the note this is a great way of doing it because the investor is there for the whole process and you don\’t have to start over again 6 months later with another appraisal, inspection, credit check, etc.

REAL ESTATE PROFESSIONALS – Providing owner financing could mean the difference in having your client sell their house quickly or having it sit on the market for months, years or not selling it at all.

Asking a seller to offer owner financing to buy their home can be a tricky proposition. Sellers often reject the suggestion of owner financing because nobody has explained the benefits or proposed owner financing as a way to sell the home. Most sellers’ knowledge is limited to traditional bank mortgages.

What can a mortgage company do if I am supposed to be living in a home and I decide to rent it out?
I am buying a home and its with an FHA loan. The monthly payments will be easy for me to pay but I think I can rent it out for way more then the mortgage payments. So I am thinking about renting it but under FHA loans its supposed to be owner occupied. Do they come and check up on you, will they ever even know or find out? What really can they do if I am making all the monthly payments?

You have to take the mortgage out in “good faith” and they will know if you change your address, and the insurance must be changed for a rental property. So, basically for the first two years you need to live in the house.

What type of loan do I need to purchase 5 acres of land with an older model mobile home on the land?
I can’t get a loan on the mobile home because of the age of it. I need a loan to buy the land and existing structures on the land – a mobile home and pump house.
I am currently living in the mobile home on the land and need the loan to buy it from the seller – currently my landlord because I am paying rent until I can purchase it.

Yes – a construction loan is simply that, when you are in the construction phase you have a construction loan, then when are finished building you will turn that into a home loan

How does a home equity loan work?
I need to know all the details and if it is a good choice. I have payed off my vehicle and credit cards and have none, but I have alot of student loan debt. Our dilema are the student loans. And paying them. I have heard about home equity loans and heard about being tax deductible. How do they work? Do they look bad on your credit? How much can you borrow ? Does it add to the years to pay off your house? We only have eleven years left to pay as it is right now. Just wondering what is a good option. I even thought that after I graduate and am working that my pay checks can go all to my student loans. I am just looking for some good ideas without having to stress out about debt and bills and such. We are trying to pay our bills off and so far have done good. But those student loans are looming in the background.

a home equity loan is a loan tha you can borrow from. its just like a second mortgage. yes it will add to how much longer you will own you home. you can borrow the difference in how much left you have to pay on your home and what you already paid. shot me an email if you would like me to help you get this loan. depending on what state you live in.
