Really want to get into a home.  Wife and I are looking at homes in an USDA approved area.  $ 77000 income which is ok for this area.

 

Credit score:  Equifax 591  Experian 626  Transunion 614.

 

Debt:

 

Car :                    $ 18000                Payment  $ 398

Credit card:        $ 400                                        $ 15             Credit Limit  $ 500

 

Parent Plus

loan:                    $ 6653                                       $ 80

 

Bought the car in Dec and paid a car off in Feb.  Had some late payments with the old car that were only a couple months old.  New car was set up to pay weekly and has been on time since we took the loan out.  Credit card taken out in Dec. and always on time. Parent plus loan taken out Sept 2010 and always on time.

 

We are looking at a Ryland home that is $ 250000.  Builder giving $ 10000 in incentives which can be used for closing costs.  I think I need a 620 credit score to get one of these loans and I’m wondering how long it will take to move my scores above 620.  Also any tips to raise my scores.  Really tired of renting and with housing prices and interest rates so low I’m hoping to get into a home this year.  Builder said it would take 5 months to build.  Any problems building a home with a USDA loan.

My wife and I have lots of credit card debt that we got building our business this brings our credit scores down But we have lots of equity in our business property there is no mortgage on the business property or equipment. This totals about $ 200,000+ value, we would like a loan of about $ 50,000 value Seems like local lenders do not want to help because we are self employed and our credit score any ideas out there!

My husband and I are buying a builders spec home in Lafayette, IN for $ 115,000. The home is in a new community that qualifies for USDA loans. We have been pre-approved for a FHA mortgage through Bank of America & a local mortgage broker. FHA was the mortgage we were planning on taking until we found this house. Now we are torn between the two and are unsure on which one would benefit us now & in the long run.

Our objective – To use the least amount of money up front as possible, and maintain a total housing payment of less than $ 780 a month. (Interest rates quoted range from 5.125% to 5.5% & Taxes = $ 600yr & Home Ins. = $ 595yr)

I don’t know much about the loans offered by the USDA but what I have learned is…..
*No money needed for a down payment – 100% financing
*Manual Underwriting through approved lenders – It can take up too two weeks to be fully approved
*No Private Mortgage Insurance
*Closing costs can be added to mortgage as long as the home appraises higher than purchase price –
*Higher Closing costs – Guaranteed loan fee for lenders to process loan is 2% of the total purchase price & lenders pass this fee to the buyers at closing

Any help with this is greatly appreciated! =)

Oh, it’s doozy!

Ok, I’m Perfect Equifax, $ 14.95/mo pay for it. It’s been two months – really liked it.

Then in November decides the old man, he will get it to fit me. Well, when he presents his info, it is said that he already has an account and login to complete the purchase – it will bring him to my login info. He will do it again, thinks he made a mistake somewhere – it will bring him to me to login again, he said, need to log data file. So he’s doing, thinking, ok, we have the same address and last name, maybe they do not repeat monitoring of the product in the same account.

Big error pops up and says he can not log in and contact our customer service. When he tells me, I try to log into my account and it said I can not access my account and contact customer service.

3 times I called them, and every time they tell me there is no account, no files in my name, social security #, email address, or even a confirmation # from receipt of the Service. But I still get charged. I can not cancel it – which is what I want to do, because they say I’m not there, but they can keep charging me, but shows no record of them charging me.

What should I do? I’ve got a long mail sitting in my draft box, ready to shoot them demanding that they cancel the service and not charge me, and I support this month’s payment because I have not been able to access my account since November.

Anyone? Please! I need to know what I can do, say, or heck, even threatening to have them repaired.

Five of my bonds have been sold SallieMae is Dept. of Ed. According SallieMae / Dept Ed Fed loan servicing web site these five loans transferred from the school’s suspension of 27 days. My school has contacted SallieMae make sure that I will be enrolled full-time students until April 2011. All loans are still owns SallieMae postponement until April 2011. This info has not been applied to loans acquired Ed Dept responsible for increasing SallieMae. Student Financial Aid report is faxed and sent the required form three times since August to update this information. I would like to clarify that I’m going to a Canadian university, so we do not relate to the normal online system. A few days ago I left an email SallieMae pray in this situation. I have not received an answer yet. I wonder if anyone has any suggestions. What happens if the loan will remain out of school suspension, and while I was still enrolled. Stafford loans are made and the degree plus.

Hey folks…this is getting crazier by the minute.

 

HERE’S THE RECENT DRAMA

 

I have a Merrick Visa card for over 3 yrs or so, I started with 600.00 CL, AF 59.00….. CL is now up to 1600.00, with paying on time, and paying in full…

 

It has been paid in full with  for a few months…..and haven’t used it lately, and now they are charging me 9.00/mo. for an annual fee, I called to asked to waive this…they said no. 108.00/yr to have this card, this is BS…… then I said well…close my account they said…they can’t because I have a balance…

I said NO my account is paid in full,…..they said NO ma’m…you have a balance of 9.00….LOL….. ARE YOU !@#$ Kidding me!!

 

How should I handle this account……my credit has improved slowly but surely……..I don’t want to risk dropping points. I don’t know if trying to replace this card is wise either, because I would just be applying for credit I don’t need…..I am paying down my cards and still getting screwed!!

 

PLEASE ADVISE GOOD PEOPLE…..I AM STRESSED!!!!

 

I am working to get my credit back up to around 800, I am at 747 now.  Even with this USAA says that they will not refinance my vehicle.  They are my insurance and cc holder.  Amazing.  I looked back at my history and what is hurting me is (recent credit lines from last summer 2009) and  3  – 30 day late payments from over the last 5 years.  One from May 2005, one from March 2007 and one from March 2008.  Two of those accounts are closed and all of them I have had since 2002 or earlier.  With only the one 30 day missed payment. 

 

How long do these 30 day late payments stay with you and when do they stop affecting your credit?   I am looking at switching insurance companies and getting the car into my own name and now I am worried to do that as each time they query my account it affects my credit.

ok i need help buliding my credit , i have no credit cards no collection or any thing my credit is all clean other then 1 or 2 inq  when i tried to apply for credit card but i got turn down for limited credit , so please can some one help me and tell me which cards should apply which can approve me with no credit so i can start bulding my credit thanks …..

 

I’m trying to figure out how to go about showing a low util on my credit cards. Let’s say I charge $35 on Card X on March 15. Statement date is March 23, payment date is April 21. Do I let the $35 hit the statement then pay before the due date? If I let the $35 hit the statement won’t I then be assessed finance charges? If I pay the $35 before the statement date what will report to the CRAs? Have I confused anyone else yet?:smileytongue:
