I need to get pre-approved, but I’m unsure of where to start. I have my finances in order, and am ready to have someone try to approve me. Based on your experiences or knowledge who can give the best rates, and who is most likely to approve me?

 

I am beginning the process of applying for a commercial mortgage loan for an owner (me)-occupied retail property.

I found a site and they say they will submit an application to 50+ lenders but they want $ 200 for the service. Am I getting ripped off?

This is a legitimate question! I’m not shilling and please honest info and experiences! Thanks!

 

 

Well, the excitement of all my baddies disappearing in yesterdays post was short lived.  About 30 minutes after running my current CR’s (except TU) and updating myFICO, I received TWO emails from my EQ monitoring service informing me about TWO inquiries on my TU CR from LN/OPM aka Lexis-Nexis (government contractor for OPM).  I knew they were going to run them as part of my promotion, but I cannot tell if they’re hard inquiries or soft.  TU informs me that I cannot get a true update (online) from them for a few days.  It appears that my account (as well as a number of others) is somehow mixed up in a mysterious systems SNAFU.  My TU scoring update here on this posting is from the myFICO update I ran yesterday, which was prior to LN/OPM running the inquiries.

 

Since I cannot get to my actual TU account to verify the type of inquiry they ran, and I can’t update myFICO again for a few more days, can anyone tell me from their experiences with OPM background investigations whether these will appear as a soft hit or a hard?  Everything I read states that they should post a soft, but from what I see so far on my monitoring report from EQ is that they will appear as hard.

Thanks to the many tips shared on here I was able to improve my credit score (I need to update my signature with new scores) enough to get a pre-approval for a home loan.  THANK YOU so much for answering my numerous questions and always sharing your experiences.

 

Hi everyone! I just wanted to share my experiences, since this board has helped me immensely in the last month to improve my credit. It’s bad for several reasons (job loss, marriage problems, raised without fiscal common sense), but I finally decided to take charge of my own finances.

 

I almost signed up with a credit repair firm because I’ve always relied on someone else to look after these things. But b/c of the members here, I got a whole lot more done on my own in less than 30 days than they were going to do in 3 months.

Yeah it’s still bad. My report is as bad as you can get without having a bankruptcy, judgement, or public record!

 

Thanks to all of the education I’ve received from here, I managed to remove a a paid collection (Diversified Adjustments) and one old collection (NCO Financial) that was due to fall off of my reports this year. I’m still struggling with a small AFNI debt, as they have not responded to my PFD offers, but it’s due to fall off my reports in 2012.

 

I also have many charge-offs that are (unfortunately) more recent. I decided to arrange payment plans for all of these before they were sold to collection agencies. One of them was actually sold to a CA shortly before I started getting involved in my own finances, so I wanted to prevent that from happening with the others. Since these charge-offs were all from 2009, I didn’t think I had a lot of leverage to negotiate PFD. 

 

Since then I’ve been able to get a new credit card with Orchard Bank ($320 limit), a secured card through Public Savings Bank ($500 limit), and I do have a Barclays with iTunes card ($250) from my better days that I was able to hold onto.

 

I still have a long way to go before I reach my goal, but I know that the most important thing I can do now is build a good history and wait. :) Thanks myFICO!

 

 

Recently I’ve heard people talking about that Chase Freedom has changed their reward program to somewhat like Discover (rotational). I also notice some people say that for Discover your first $3,000 of spending is only worth 0.25% cash rebate and they usually put a cap on how much you can earn. I can’t seem to find any more information on neither their websites to actually compare the details. My question is: 

 

For folk who have experiences with these cards, if I have the choice to apply between the two which one would be more preferable?

I’m trying to figure out how it all works, which is impossible, I know.. I would really like to know what kind of experiences you guys have had with them.  I check both my FAKO scores (because they tend to show more detailed reports than myFico) and FICO scores.  I’m noticing that Experian tends to report sooner than TU and EQ.  The reason I’m wondering is that I have a few lates that will be removed off my credit reports.  Experian has already reported the updated.  TU and EQ has not.  Normal?  Just want your opinions and takes on it!
